How to buy a property in Dubai

Choosing the Right Property and Location

The first step is to decide on the type of property you are looking for, its purpose, and the desired location. Our expert agents will assist you with market analysis and recommend the best investment opportunities in line with your budget and objectives.

Reserving the Property (EOI – Expression of Interest)

Once you have selected your property, you will need to submit an Expression of Interest (EOI), which includes paying a reservation deposit. This deposit is typically 5-20% of the purchase price and secures the property, ensuring it will not be offered to other potential buyers.

In addition to the reservation deposit, the client is also required to pay a 4% registration fee to the Dubai Land Department (DLD).

Signing the Sales and Purchase Agreement (SPA)

The next step is signing the Sales and Purchase Agreement (SPA). This contract outlines all the terms and conditions of the purchase, including the price, payment schedule, property handover conditions, and the warranties and obligations of the developer or seller.

Upon signing the SPA, a further portion of the purchase price is typically paid. The remaining balance is usually spread over the following months or years, as specified in the payment plan.

All payments are made via bank transfer to a secure, government-approved third-party account known as an ESCROW account.

Property Registration (Oqood & IOA – Initial Offer Approval)

If you are purchasing an off-plan property (one that is still under construction), it must be registered in the Oqood system, which is managed by the Dubai Land Department (DLD).

Upon registration, you will receive a PRE-TITLE DEED, your preliminary proof of ownership.

For ready-to-move properties (those already completed and available for immediate occupancy), the key step is obtaining an Initial Offer Approval (IOA) from the DLD. This document confirms that all conditions for the ownership transfer have been met and the buyer can proceed with the process.

Final Payment and Ownership Transfer

Once all conditions are met, the ownership transfer is finalised. The buyer pays the remaining balance of the purchase price and then receives the Title Deed, the official document confirming their ownership of the property.

The property is officially registered in your name with the DLD.

If you are purchasing the property with a mortgage, the loan approval must be secured and the mortgage registered at this stage.

Property Handover and Other Services

Upon completion of construction and the final payment, you can take possession of your property (with the exception of projects that have a post-handover payment plan).

If you are purchasing an off-plan property, the developer will guide you through a quality inspection during the handover process and will ensure any identified defects are rectified.
